Make Sure Your Home Heating System Is Working Properly


Myth: Turning the thermostat way down will cool the home faster.

On standard air conditioning systems turning the thermostat far below the current temperature will not affect the rate of cooling at all. They are single speed cooling so when they are on they are on at full blast 100% of time. On multiple stage air conditioning systems setting the thermostat more than a few degrees below the current temperature will ensure that your air conditioning turns on to its highest stage. Chances are very good though, that if your air conditioner is running for more than 10 minutes that it is already in its primarily and largest cooling stage. For optimum efficiency and cooling you should set and forget the thermostat when you are home. Fiddling with the thermostat just won't do the trick.

Myth: To save energy you should have the thermostat off when you are not home such as at work during the day.

Yes, this will save you energy, but you defeat the purpose of the air conditioning system when you do this. The first purpose of the air conditioning system is to remove moisture from the air. Once the moisture from the air is being decreased the comfort level and temperature of the air will be increased. It is far more efficient and comfortable to have a secondary set point on your thermostat for your "away" periods. So if you are comfortable at 75 degrees you should turn your thermostat to 80 degrees (about) when you are at work and not at home. This will enable your air conditioner to not cycle on and off as often and still remove moisture from the air when you are away at work. This allows your home to reach a comfortable temperature and moisture level once you arrive at home more quickly. Having a setback thermostat is very helpful here as you can set the air conditioner to come on 30 minutes or more before you arrive home to get you home to an optimum temperature. If your home gains as little as 24,000 BTUs an hour (2 Tons) and you are gone for 8 hours this means you could have a total heat gain of 192,000 BTUs (16 Tons). This would take a 4 Ton air conditioner approximately 4 hours of continuous operation to remove. Allowing your home to heat up during the day to well past your comfortable point will only mean that you will be uncomfortable for hours as the air conditioner removes the excessive heat buildup.

Myth: Purchasing an energy efficient air conditioner will save on electricity bills.

This is a long standing myth perpetuated by the manufacturers and then in turn by the utilities and the EPA. The secret is out and has been for several years. Installing high efficiency equipment by itself does not automatically reduce your electric bills and may actually increase them. Installing new equipment can significantly reduce your heating and air conditioning bills provided that the systems are installed correctly, correctly matched, correctly sized and sealed. Most air conditioning duct systems leak profusely. Sealing these ducts will enable your bills to see dramatic reductions that new equipment just cannot match. Most heating and air conditioning contractors oversize new air conditioning systems to avoid having the "not enough" cooling complaints. A properly sized and installed air conditioning system, not just the box outside, will increase comfort and savings.

Myth: The air conditioning system should cool the home in about 20 minutes.

This is a common misconception. A properly sized air conditioning system should be able to keep up with the heating load during the average summer day. The internal temperature in the home should increase during hotter than normal days and the air conditioning system should run continuously. On cooler than normal days the air conditioner should cycle on and off more quickly. While running your air conditioner for 20 minutes will make you feel cooler, especially if you are sitting below a supply register, but the furniture, the walls and the every solid object in the home will not be cool. Once the oversized air conditioner shuts off, the air temperature quickly exceeds the set point on the thermostat and the air conditioner turns back on. This constant on-off cycling is detrimental to the life of the air conditioner and will increase utility bills.

Myth: Home air conditioners last only 10 to 12 years.

While it is common for air conditioning systems in homes to fail somewhere in or near to the 10 - 12 year mark, it should not happen. Nearly all failures related to heating and air conditioning system are the result of a lack of maintenance and improper installation. Lack of maintenance is paramount in extending the life and usability of your air conditioner as well as keeping your utility bills as low as possible. When the filter is dirty, the blower wheel is dirty and the evaporator coil is dirty the airflow through an air conditioning system is reduced. This opens up the chance for the Freon to return to the outdoor unit in a liquid form. If this happens the compressor will fail. The compressors simply cannot compress a liquid. Troubleshooting Air Conditioning Compressor Problems

Higher SEER Replacement Air Conditioning and Heat Pump Systems


It is not unusual to find package and split system air conditioning units in the Phoenix market that have been in use since the 1970's or 1980's. Because the average life expectancy of this type of HVAC equipment is around twelve to fifteen years, it is high time to retire some of these tired old workhorses.

An added bonus when you replace older air conditioning systems can be a significant increase in energy efficiency with an accompanying decrease in energy costs. With the amount of discussion we have been hearing in the news lately urging all of us to be green and save energy that is probably not going to be an unwelcome consequence.

Along with the good news of energy savings there are also some considerations that the competent air conditioning contractor will make you aware of when it is time to replace older equipment. I would like to share a few of them with you. First let's discuss split system heat pumps and then briefly cover things that are common to both package units and split systems.

As SEER (Seasonal Energy Efficiency Ratio) ratings for new air conditioning equipment have increased, HVAC industry practices that have been marginal in the past will no longer be acceptable. One of those unacceptable practices occurred whenever split system heat pump condensing units were replaced. The common practice in the past was to replace the heat pump condensing unit without first verifying that the new condensing unit was compatible with the old air handler. Several problems may arise whenever there is a mismatch between the condenser and the indoor air handler.

The first problem is the reduced efficiency that will result from replacing an older condensing unit without replacing the air handler at the same time. The reason for this is that air conditioning manufacturers do not rate current model heat pump condensing units with "antique" air handlers that are twenty years old. To achieve the published SEER, a heat pump condensing unit must be matched with an indoor air handler or fan coil unit that it has been rated with. In other words, if you install a new 13 SEER condensing unit with an old 8 or 9 SEER air handler, the actual efficiency achieved will be less than 13 SEER.

A second concern is there can be a mismatch of the internal coil volumes between an older air handler and a newer condensing unit. As minimum SEER mandates have required increased efficiencies over the years, manufacturers have made enhancements to both the indoor and outdoor coils in order to increase heat transfer efficiencies. Newer condensing units may have a different internal coil volume than some of their antique counterparts. If a new heat pump condensing unit is installed on an old air handler it may result in improper operation in either the heating or the cooling mode that will require seasonal refrigerant charge adjustments and unnecessarily increase service costs. It can also contribute to system reliability issues.

A third issue we are all facing is the difference in the characteristics of the refrigerants and compressor lubricants that are being used in the new systems. Since new air conditioning equipment using R22 refrigerant cannot be manufactured after 2010, the leading manufacturers have already started making newer high efficiency models utilizing R410a refrigerant and polyolester (POE) oils. The new refrigerant has properties that are very different than the R22 that has been the primary refrigerant for split system and package air conditioning systems for decades. In short, R410a is not compatible with the refrigerant flow control devices in the older air handlers that were designed for R22. Even if the flow control device could be changed, there may also be issues that could develop over time if the original mineral oils are not adequately cleaned from the system.

A fourth consideration is the refrigerant line size. The new high efficiency R22 condensing units often require larger diameter vapor lines than those that were originally installed with the old system. It may not be economically feasible to replace the vapor lines, so there will be losses in efficiency as a result of the increased refrigerant pressure drop in the smaller than recommended vapor line. One possible solution to resolve this issue would be to install a new R410a split system condensing unit and a new R410a air handler. Since R410a generally requires smaller vapor lines than R22, it would allow the use of the existing smaller vapor lines. Recommended procedures for removing residual mineral oil from the existing lines would have to be observed if the conversion to R410a was implemented.

When all of the above factors are taken into consideration, it becomes clearer that the very best course of action is to replace the indoor unit along with the heat pump condensing unit. While this is more expensive up front, it can help avoid significant downstream issues later.

Now that we have discussed issues unique to split system replacements, let's consider some factors that are common to both package units and split systems.

One issue that is common to both package units and split systems in higher SEER products is reduced cooling capacity at higher outdoor temperatures. This can be verified by checking manufacturer's ratings for the old air conditioning system and the new air conditioning system at outdoor temperatures above 100 degrees. The newer high efficiency systems generally tend to lose sensible cooling capacity more quickly than the lower efficiency units that were manufactured in the past. This is an important factor when evaluating an existing system that is doing only a marginal job of cooling the space it serves. A new system may have to be larger in capacity to produce the desired cooling effect at the higher outdoor temperatures we see in Arizona. There is a caveat with this also. You don't want the replacement system to be grossly oversized either or it will not perform as intended.

Another thing you will notice is that many of the newer systems have larger cabinets than the older style units. The larger cabinet size can become an issue in confined areas. Since minimum clearances must be maintained, a new system may not fit where the old system was installed. This consideration will be unique to each specific application, but you should be aware of it so you don't get an unpleasant surprise.

One last item to be aware of regarding both package or split system replacements is the significant difference in equipment costs. Higher efficiency comes with a higher price tag. Based on one leading manufacturer's pricing for a 5 ton package heat pump, the jump from 10 SEER to 13 SEER comes with more than a 30% differential in price. If it has been a while since you have replaced an air conditioning system, you may have "sticker shock". Material price increases along with the use of advanced technologies like variable speed compressors, dual compressors or unloading scroll compressors along with variable speed fan motors and enhanced control systems all contribute to higher equipment costs. Keeping this in mind when you are projecting future costs for HVAC equipment replacement can help you develop more accurate replacement budgets.

HVAC Water Leak - Unit Icing, a Common Cause


This time of year in Southern California brings that fantastically mild weather which gets everyone out of their houses and into the cool sunshine. These are the days which make Los Angeles the place everyone wants to be. On such days I like to go hiking in the San Gabriel Mountains outside Pasadena, or drive down to Orange County to do a little shopping, or perhaps enjoy a day at the Getty Museum in Santa Monica, gazing out over West LA and Hollywood.

I would enjoy these days more if it weren't for those pesky emergency weekend calls from commercial clients. That is because, within the HVACR industry, this is also the time of year for the dreaded water leak call. Water leaks in air conditioning equipment typically take two forms: the first form is usually due to an overflowing drain pan which is typically caused by a plugged drain line. But it's the second form which we see the most this time of year. The call typically comes in as follows, "My air conditioner was working great yesterday now it is blowing hot air and dripping water on the sales floor". This description is the telltale sign of a unit "icing over".

Air conditioners have a condenser coil and an evaporator coil. The purpose of the evaporator coil is to extract heat from a space. The purpose of the condenser coil is to expel that heat to the atmosphere. Between the two coils a refrigerant transports that heat. Air conditioner systems are designed to exacting specifications and are delicately balanced between evaporator and condenser; the coils have to be the right size, the air flow has to be in the right amounts, the refrigerant has to be charged to specific amounts. If any part of the system gets off balance the unit operates inefficiently, or sometimes, too efficiently.

This can be the case in a fall season problem like I mentioned above. Most units these days have digital programmable thermostats. Digital programmable thermostats are meant to save energy by turning units off during times when it is expected that a building would not be occupied. They also protect units from operating outside their ideal parameters. But there are times when you want to override the program, say perhaps because you are staying late at work one night and you want one or more units to run while you are still there. This typically isn't a problem but it can become one if you override the thermostat to run the unit continuously 24/7. It's not unusual for this to happen in commercial air conditioning applications such as big box retail stores. The manager or an employee overrides the program and then forgets that they have done so. The unit is left to run continuously.

As mentioned above, to run properly, an air conditioner needs to have all its loads in balance. When a unit runs at night there are very few loads. The space inside is relatively cool because the lights are off, the people are gone, and the computers are off. So the evaporator doesn't have to work very hard to remove heat because there is less heat to remove. Outside it is very cool so the condenser is also finding it very easy to expel heat to the atmosphere. So the unit is running very efficiently, in fact too efficiently. With so little load, the evaporator coil gets colder, so cold that it can often drop below freezing. Cold air cannot hold as much moisture as warm air so it is typical for evaporator coils to condense water out of the air and when an evaporator coil drops below freezing that evaporated water starts to freeze. Essentially the evaporator coil becomes an ice machine! Ice will continue to build as long as the thermostat is on. Eventually the ice block becomes so large that air can no longer pass through the evaporator coil properly. With no air blowing across the evaporator coil the unit can only blow outside air into the space. Morning comes and it warms up outside, now the unit is blowing warm outside air, the ice starts the melt, and presto! You have a water leak and a unit blowing warm air.

The point of the story is to explain to users that HVACR equipment, unfortunately, are still not fool proof. That can be made more reliable at an added expense, for example with a fan cycling switch, but most units do not come with these devices standard. Better for a user to understand the proper use of their thermostat. The two rules to follow are:

1. Never leave your equipment running all night long if no one will be occupying the space. (The one exception would be computer rooms because the heat load is generated all night long.)

2. Never turn your thermostat below 68 degrees (even during the day). This will not produce colder supply air it will only insure that the unit runs for a longer period of time. If you turn the set point too low, the room may never reach that temperature and so the unit will run 24/7.

Follow these two rules and you will avoid icing you unit up in most cases. The only other situation where HVACR units ice up involve proper maintenance. That I will save for another article.

This could make a difference between having no cool air for a day and not having it for a week or more.
